Every card says who the property suits and what sits next to it — metro, beach, mall, exhibition halls. That is the judgement an agent is actually buying when the rate is a phone call away.

11 of the properties above are open but carry an operational note — a wing out of service, a pool down for maintenance, phased refurbishment. Those notes are printed on the card rather than discovered at check-in.

These are still listed as live inventory on competitor sites. They are shut for refurbishment. Where a reopening date has not been published by the operator we do not print one — and we will not hold space against a date nobody has confirmed.

Downtown Dubai (inside Burj Khalifa), Dubai
Closed from 1 April 2026 for a full refurbishment, with a reopening target of Q4 2026 (Khaleej Times, 20 April 2026). Do not sell stays before reopening is confirmed with the hotel.

Jumeirah
Umm Suqeim / Jumeirah Beach Road, Dubai
Closed for restoration. Jumeirah confirmed on 15 April 2026 that the hotel had closed temporarily for a restoration expected to last around 18 months. No reopening date has been published. Do not sell overnight stays until reopening is confirmed with the hotel.

St. Regis (Marriott International)
Palm Jumeirah (The Palm Tower), Dubai
Guest rooms closed. The property entered a Property Enhancement Program with guest rooms, the spa and other key services closed from 12 April 2026; the lobby lounge and the St. Regis Bar remain open, and dining venues are reported to be operating. Bookings are unavailable through 31 August 2026 and resume 1 September (Khaleej Times, 17 April 2026). Re-verify before selling.
