What Dubai is, and how a ground team reads it.

Dubai is one of the seven emirates of the United Arab Emirates. It covers about 4,114 sq km — around five per cent of the country, islands excluded — on the eastern coast of the Arabian Peninsula, bordered by Abu Dhabi and Sharjah and sharing an international boundary with Oman.

Almost everything a first-time guest pictures sits on a narrow coastal strip. The emirate is larger than that picture: it runs inland to the wadis of Hatta, and back to Dubai Creek, the natural harbour dividing Deira from Bur Dubai where the trading economy began. A tourism board reads that as a list of sights. A destination management company reads it as distances, timings and access.

Two international airports serve the city — Dubai International (DXB) and Al Maktoum International (DWC) — and which one a guest lands at changes the first afternoon of the holiday. We hold transfer estimates from both to all 19 districts we brief, because the gap between a 20-minute run and a 70-minute one is the difference between a dinner reservation kept and a dinner reservation lost. Those figures are our own planning estimates, not published data, and we label them that way rather than dress them up as facts.

So this hub is organised by district first. Where a guest sleeps decides how the week runs: 8 of the 19 districts are genuinely walkable, 2 have no metro station at all, and a beach address that reads beautifully in a brochure can put ninety minutes of Sheikh Zayed Road between a family and the theme park they came for. Attractions get the same treatment: 51 are on file, 46 sellable today and 5 published by their own operators as closed. We list the closed ones instead of hiding them, in the operator’s wording rather than ours.

What you will not find anywhere on this site is a price. Net rates are contracted per agency and move with season, volume and room mix, so a public grid would be wrong for every reader it reached. What we publish instead is judgement and operational truth — which is the part that is actually hard to buy.     THE single most important date in a Dubai DMC's year. This is where net-rate contracting with overseas agents happens, and where a B2B agent-partnership pitch belongs. The September 2026 slot also collides ATM with the start of the autumn business season, tightening DWTC-area hotels earlier than usual.

    A three-day government-and-utilities delegate block in the October shoulder, when rates are still below peak. Good target for a DMC selling MICE ground handling on shoulder-season margins.

How many Dubai districts do you brief, and why does it matter?

We brief 19. The district decides the shape of the week more than the hotel does — it sets the airport transfer, whether a guest can walk to dinner, and whether a coach can physically reach the door. 8 of the 19 are genuinely walkable; 2 have no metro station at all, so every guest movement there is a road movement.

Do you publish rates for Dubai hotels, tours or transfers?

No. Net rates are contracted per agency and move with season, volume, room mix and length of stay, so a published number would be wrong for almost everyone reading it. Send dates and passenger numbers and a coordinator in Bur Dubai prices it against your contract.

Are any Dubai attractions closed at the moment?

Yes — 5 of the 51 we track are published by their own operators as closed, seasonal or without a reopening date. They are listed separately from the 46 that are sellable, with the operator's wording rather than ours, so nothing gets quietly sold while it is shut.

Can you handle the other emirates, not just Dubai?

Yes. All 7 emirates are handled by the same ground team, and each has its own guide covering drive time from Dubai, the anchor attractions and what we actually operate there. Ras Al Khaimah and Abu Dhabi are the two that most often become the second half of a Dubai itinerary.

How current is the information on these pages?

Everything here was last verified on 29 July 2026, and each district, attraction and emirate carries its own checked-on date. Where a fact could not be confirmed against a primary source it was deleted rather than estimated — which is why some fields are simply absent.
